Auctions are a well-orchestrated event and a lot happens behind the scenes. We are dedicated to transparency and consistent communications every step of the way.

We know this process can be daunting, but it doesn’t have to be. Our proven process below will let you know what you can expect when working with SellWithZero.

Step 1

Create a Plan Suited to Your Needs

Our first step is to consult with you and develop a solution to sell your property for top dollar.

Selling at auction utilizes competitive bidding, shared with a worldwide audience, to determine the true market value of your real estate.

The first step is to discuss your goals and present you with options. We will review the current market environment and evaluate the property to make recommendations.

Step 2

Prepare for Sale

A full-service client focused solution using our marketing team to best present your property locally and online to a worldwide audience.

We’ll have a professional photographer come out to the property and capture images or video that show the property at its best. As needed, we’ll also meet with planning and development offices, planning boards, surveyors, attorneys, etc., to ensure all is in order for a smooth and seamless sale. Additionally, if you need downsizing or estate cleanout services, we’ve got you covered.

Step 3

Promote Your Property

We dive in and do our research. What are the property’s best features? What are the sale prices of similar properties? Who is the target market?

Marketing beyond the MLS. We take our findings and design a marketing plan that will reach potential buyers worldwide, draw them in and encourage participation in our auction. Your listing is added to the MLS through our partnership with RE/MAX, and we feature the property on social media and other marketing channels, as deemed effective. Property tours and agent showings are coordinated for interested buyers so they can see the property prior to auction. Throughout this phase we keep our sellers informed of all leads, inquiries, feedback and results.

Step 4

Auction Day

Going once, going twice — it’s go time.

We work with you to set an auction day and time that works best with your desired schedule and what will be most effective. We will conduct the auction with a Virginia State licensed auctioneer, using a well-orchestrated series of procedures — typically live in-person and always online worldwide— to appeal to more potential buyers.

Step 5


Once the auction is complete, we’re still in your corner.

The SellWithZero team will help you see things through, assist in follow-up and closing of the transaction and working with the closing attorney or settlement agent. You’ll never be left on your own.
